Real Estate Report
Overall the real estate market is definitely improving. According to the
National Association of Realtors Nationwide there has been an
approximate 13% increase in the pending sales index over last year.
There has been an approximate 17% increase in the South. In the Jackson area, we have seen an approximate 10% increase.
Interest rates are expected to stay low through next year although there has been a slight increase lately to around 3.5% on a 30 year fix in most cases.
There are some very good loan programs currently available including a $14,995 grant program for qualified buyers.
Currently in Mill Creek there are 6 homes listed ranging from $139,900-258,000. While activity is still relatively slow for older homes, there is an increase in the market recently.
Mill Creek is still a very desirable neighborhood and it is very important for everyone to help in maintaining the overall look of the neighborhood to maintain and increase values. By maintaining your property and following the good neighbor code, you not only help sell current homes for sale, but you help maintain and increase the value of your home.

Millcreek Place Maintenance Fund

Hello Neighbors:
As we previously informed you, the Board of Governors initiated a legal action in order to grant the residents of Millcreek the ability to amend the covenants of our neighborhood.
Approximately one-third of you voluntarily joined in this action and agreed to the relief sought. We appreciate you doing that. However, the Court informed our legal counsel that all residents must either be formally served with a copy of the Complaint and Summons, or they must sign a waiver of formal service.
In an effort to keep costs down, we will try to obtain as many waivers as possible before we start formally serving our residents. We are not asking you to agree to the relief we are requesting, but simply to waive the costly and time consuming process of being formally served.
Please have patience with us and understanding when we knock on your door in the coming days. Any questions you have can be directed to either the Board of Governors or our legal counsel and fellow resident, Troy Odom, at 601.992.4477.

Fourth of July Parade
Attention MillCreekNation,
Plans for our 37th Annual Fourth of July Parade include YOU! Here are the details:
Line-up for Parade: 9:30AM Start lining up the parade processional at the Clubhouse around 9:30.
Parade Starts: 10AM Wednesday, July 4, 2012
Parade Route: Same as always which is north on Westlake, left onto Millrun, left onto Westridge, left onto Greenfield, right onto Mill Creek Drive, left onto Westridge and stop at the Clubhouse.
Parade Theme: Anything Goes! Design it yourself.
Participants:
Floats: We encourage each street to enter at least one float! And by FLOAT, we mean ANYTHING that can roll along the parade route. We will have an open theme, so you can let your creative side go wild. Design your own 4th of July tribute/message. Some popular themes in the past have been American Monuments, Presidents, Honoring our Veterans, Things Unique to America (like the SuperBowl, Hollywood, etc.), and for politicians riding in the parade, Vote for ______. You can build a scene with signs and riders in costume on the back of a flatbed trailer or just load a group of folks into a Jeep (or convertible or golf cart) and throw candy to people lining the parade route. (In addition to the usual stores, Party City has lots of stuff you might want to use to decorate a vehicle or float.)
Others: Any Mill Creek citizen can also be in the parade—bicycles, kids in strollers, scooters, lawn mowers, ATV’s, dogs as well as floats! We want our parade to last as long as possible and for everyone to just have fun.
Politicians: If you know of ANY political candidate or local official who would be interested in participating, invite them to join us! They only need to show up with whatever entry or vehicle they would like to ride on/in for the parade.
Media: Feel free to Live Tweet the Parade using the hashtag #millcreekparade. Or post onto Facebook. Would someone like to set up a place on Facebook where we can share photos and videos of the parade?

Dear Neighbors:
Earlier this month we informed you the Millcreek Place Board of Governors would be asking the Chancery Court of Rankin County to reform the covenants affecting our neighborhood. The only relief the Board of Governors would ask for is to allow the residents the power to amend the covenants. We are not asking for substantive changes to our covenants, simply the ability to amend based upon a majority vote of the residents. The draft Complaint attached herewith is provided to you so that you can see the direction of the Board of Governors is taking. We want you to have as much say and input as you desire during this process. We encourage you to review the draft Complaint and contact either the members of the Board of Governors, or the attorney representing Millcreek Place, with your questions, suggestions, corrections, or objections. We have not filed this Complaint, and will not until after we have received input from you, the homeowners.
Once the comment period is over which ends on April 15, 2012, the Board will file the finalized Complaint. At that time, we will ask all homeowners of Millcreek Place to sign a document agreeing with the relief sought. The more joiners we obtain the more expedient we can be in obtaining relief. Thank you for taking the time to help your neighborhood.

Memorial Day BBQ
Another great event at the Millcreek Rec Club. The “Memorial Day BBQ Pool Party” attracted about 45 people. Thank you for the following members joining and bringing a wonderful dish to accomplish the 50 hamburgers and 48 hot dogs cooked by James Pullen and Richard Rowe. All dishes were a huge hit! Water, tea, punch, and juice for the members were provide. The Pullen’s family made homemade peanut butter cup and Oreo ice cream that was the best around town. The club could only be so lucky for James to make another batch again for a future event.

REAL ESTATE REPORT:
Locally the real estate market is still improving gradually with pending sales up 3% overall for the month of April. Although there is not yet an indication of appreciation in prices, for the most part prices are stable. Interest rates are still fantastic hovering around slightly under 4%.
Again, the best way to protect our property values is to keep our homes in good repair as well as maintaining a neat yard and working together to keep our neighborhood desirable. I believe we live in a special neighborhood. Let’s all keep it that way!

End of School Year Pool Party
Wow… what a great turn out we had for the End of School Year Party. We had about 50 neighbors who attended this welcoming evening. The kids enjoyed swimming with their friends while enjoying kid pop music.
Congratulations to the 13 residents would took and passed the swim test given last night.
We ordered 8 large pizza’s from Hunger Howie’s on Spillway, which was not enough for all of our hunger swimmers. Next time, we will definitely have to order more. This is definitely a learning process for me as we have our Pool Parties. Hopefully soon I will have it down to a “T”. If you have not tried their pizza, you should, it was very good. Thanks Andy for the great deal. We will use Hunger Howie’s for the rest of our Pool parties.
Thank you to Catherine and Caroline Cross for the “Delicious” cake that you girls made. It was a huge hit!
